Third spaces shrink as UK pubs close and US zoning favors cars

London’s high streets are seeing a rapid turnover of traditional pubs for coffee‑shop venues. Data from Altus Group shows that 55 London pubs shut in 2024 and 412 across England and Wales were demolished or converted, while the city now hosts 2.4 coffee chains per 10,000 residents, the highest rate in the UK. Campaign for Real Ale (CAMRA) director Gary Timmins warned that rising costs and changing consumer habits are pushing many long‑standing licencees toward closure, with coffee becoming the cheaper social alternative for younger patrons.

Across the Atlantic, experts note that car‑centric planning and single‑use zoning are eroding “third spaces” for community gathering in U.S. cities. Vacant urban lots are being repurposed as temporary parks, and the Federal Transit Administration is prioritising low‑emission bus projects, yet public gathering spots continue to decline as streets prioritize vehicle traffic over pedestrian use.
