Thu Thiem land auction approved with 1,900 trillion VND starting price

The Ho Chi Minh City People's Committee has approved a plan to auction land use rights for a 6,446-square-meter plot in the Thu Thiem New Urban Area, located in An Khanh Ward. The plot, identified as 1.K3.4.HH (formerly known as lot 3-5), is designated for mixed-use development, consisting of 95% residential and 5% service functions.

Planning specifications for the site include a maximum height of 24 meters, a limit of 6 floors, a maximum land-use coefficient of 2.33, and a maximum population capacity of 608 people. The land use term is set for 50 years.

The auction is expected to take place in September 2026, with a starting price estimated at over 1,900 trillion VND. This represents a significant increase from the 2021 auction for the same lot, which had a starting price of approximately 578 billion VND. In that previous instance, Dream Republic Joint Stock Company won the bid at 3,820 billion VND.
