Tijuana industrial space absorption hits 3 million square feet in early 2026
Industrial space absorption in Tijuana reached 3 million square feet during the first half of 2026, matching the total recorded for the entire year of 2025. According to the Tijuana Economic and Industrial Development Association (Deitac), this surge indicates an accelerating economic trend projected to continue through 2027.
Adriana Eguía Alaniz, president of Deitac, noted that large-scale operations, such as those by Daikin, are driving the rapid occupancy of industrial warehouses. To meet rising demand, local developers are expanding infrastructure, including a new 30-hectare industrial park providing an additional one million square feet, alongside two other buildings currently under construction.
International investment remains a key driver, with the Asian market accounting for 14% to 15% of Tijuana's industrial investment. Japan alone contributes approximately 6%. In response, a delegation from Deitac and San Diego recently promoted the binational region to 60 Japanese companies to encourage investment in advanced manufacturing, technology, and supply chains.
