TOKİ completes first phase of Istanbul social rental housing project
The Housing Development Administration of Turkey (TOKİ) has completed the application phase for its Social Rental Housing Project in Istanbul. Minister of Environment, Urbanization and Climate Change Murat Kurum announced that the first stage, involving 1,071 units, is moving toward the lottery phase scheduled for October to determine eligible residents.
The project targets low-income families with a monthly household income below 100,000 TL who have resided in Istanbul for at least one year and do not own property. Rental prices are structured by apartment type: 1+1 units start at 10,000 TL, 2+1 at 12,000 TL, 3+1 at 15,000 TL, and 4+1 at 18,000 TL. These rates will remain fixed for the first 12 months before adjusting annually based on the Consumer Price Index (CPI).
Units will be distributed across 12 Istanbul districts, including Başakşehir, Beyoğlu, Ataşehir, and Ümraniye. To ensure accessibility, the rental agreements are set for a three-year term, after which new residents will be selected via lottery. Sample apartments have already been showcased in Ataşehir to demonstrate the modern and earthquake-resistant standards of the new housing.
