Tokyo condominium market sees management improvements and luxury price adjustments
The Tokyo condominium market is experiencing notable shifts in both management quality and pricing structures. In the Kanto region, a new ranking based on the ‘Condominium Management Proper Evaluation System’ highlights properties that have shown significant improvements in management scores between March 2025 and June 2026. This metric focuses on the rate of improvement in areas such as management systems, building facilities, and financial stability, rather than just static high scores.
Simultaneously, the secondary market for used condominiums in Tokyo's 23 wards is seeing a trend of price adjustments. While liquidity remains relatively stable in 18 of the wards through strategic price reductions averaging 7.8%, high-end areas in Minato City—specifically the ‘3A+R’ districts of Azabu, Akasaka, Aoyama, and Roppongi—are facing more significant challenges. In these luxury zones, average price discounts have reached approximately 15%, accompanied by longer listing periods, suggesting a widening gap between seller expectations and buyer tolerance in the high-end segment.
