The Tokyo metropolitan used condominium market is experiencing a significant bifurcation based on price points. Data from Mansion Research indicates that properties priced above 100 million yen are seeing an increase in inventory, as higher prices lead to longer periods before a sale is finalized. In contrast, inventory for properties priced below 100 million yen is steadily decreasing.

In the Tokyo Bay area, specifically within Chiyoda and Koto Wards, a price adjustment phase is underway. Since mid-2024, there has been a surge in listings for high-end, large-scale condominiums. To maintain liquidity, sellers are increasingly accepting price reductions, with many transactions occurring after an average discount of over 10% since the second half of 2025.

Rising interest rates from the Bank of Japan are contributing to these shifts by increasing mortgage burdens for residents and borrowing costs for investors. Additionally, research by Professor Chie Nozawa suggests that the high-end market is not solely driven by foreign wealth; in some luxury developments, corporate entities based in the Tokyo metropolitan area account for a significant portion of buyers, sometimes exceeding 30% of total purchases.
