Tokyo elderly care home admission fees median at 5 million yen

A survey conducted by the Minna no Kaigo Institute on August 18, 2026, reveals significant variation in admission fees for paid nursing homes and serviced housing for the elderly in Tokyo.

Out of 6,310 listed pricing plans, the median admission fee is 5 million yen. However, when excluding plans that require an upfront payment, the median for plans requiring an admission fee rises to 7.6 million yen. The study highlights a wide economic spectrum, with the highest single plan reaching 304.29 million yen.

Regarding facility distribution, 44% of the 1,238 surveyed facilities offer at least one plan with a 0-yen admission fee. Approximately 84.8% of facilities allow entry with an admission fee of less than 1 million yen. Only 0.9% of facilities require a minimum admission fee of 10 million yen or more. Many high-end facilities that offer expensive luxury plans also provide 0-yen entry options, allowing residents to choose between higher upfront costs for lower monthly fees or vice versa.
