Tokyo leads Japan in serviced elderly housing monthly costs

A survey conducted by Kurie Co., Ltd. through its “Minna no Kaigo” platform has revealed significant regional variations in the average monthly costs for serviced elderly housing (sakouju) across Japan.

Tokyo recorded the highest average monthly cost for the cheapest room types at 193,000 yen, followed by Kanagawa at 182,000 yen and Chiba at 166,000 yen. In contrast, Miyazaki Prefecture had the lowest average at 95,000 yen, representing a difference of approximately 2.03 times between the highest and lowest regions.

The data shows that while the Greater Tokyo Area generally commands higher prices, Saitama Prefecture ranked 9th with an average of 151,000 yen. This is attributed to a wider distribution of facilities in more rural areas, such as Fukaya and Kumagaya, compared to the more concentrated urban clusters in Chiba.

The report notes that these figures represent simple averages of the cheapest available room types and include rent, management fees, and food, but typically exclude additional long-term care insurance service fees.
