Tokyo real estate developers launch large-scale mixed-use projects

Major real estate developments are underway in Tokyo, specifically in Adachi and Koto Wards.

In Adachi Ward, a large-scale mixed-use project named ‘AQUA GATE Senju Okawabata’ is progressing near the Sumida River. The 5.2-hectare site is divided into five districts. Mitsui Fudosan has announced the development of ‘Park Tower Senju Okawabata’ in the C-2 district, a 34-story vibration-damping tower residence expected to be completed in January 2030. The broader project aims to supply approximately 2,100 residential units alongside commercial facilities, childcare centers, and senior housing, with various phases scheduled for completion between 2030 and 2034.

In Koto Ward, Nomura Real Estate has launched a mixed-use project on 1.7 hectares of land owned by the Tokyo Institute of Technology. The development includes the ‘Proud City Monzen-nakacho’ condominium, scheduled for completion in late December 2027, and the ‘Oukas Monzen-nakacho’ senior residence, expected in March 2028. Maeda Corporation will handle the construction of both buildings. The site will also feature supermarkets, community facilities, and amenities designed to foster multi-generational interaction.
