Tom Incorporadora launches luxury waterfront project Atlantis One on São Paulo reservoir

Luxury real‑estate developers are turning the reservoirs of São Paulo’s interior into high‑end waterfront destinations. Tom Incorporadora’s Atlantis One, unveiled in Igaratá about 80 km from the capital, occupies 160,000 m² on the city’s reservoir and offers a full nautical infrastructure, including a yacht club, floating pier, 30 dry and 30 wet slips for boats up to 48 ft, concierge boat services, a golf‑cart shuttle, and on‑board catering. The development, slated for completion in early 2026, comprises 85 lots ranging from 1,000 to 1,600 m², with average land prices of R$ 2.5 million and a projected gross value of R$ 260 million. Raphael Mazzeo, a partner at Tom Incorporadora, says the project meets the demand of São Paulo residents who want nautical leisure without long trips to the coast.

The trend extends to other reservoir sites, such as the Portofino condominium on the Itupararanga Reservoir in Piedade, which features 404 lots and a three‑kilometre shoreline. These projects are marketed alongside amenities for sailing, kayaking and other water sports, positioning the inland reservoirs as a new “luxury coast” for affluent Brazilians seeking both recreation and upscale living.
