TransLink launches first transit‑oriented real estate project in Metro Vancouver

TransLink broke ground on a mixed‑use development at West Broadway and Arbutus in Metro Vancouver, the inaugural project of its Real Estate Development Program. Partnering with PCI Developments, the 31‑storey Broadway‑Arbutus site will include 256 rental units—47 of which are below‑market—over 5,200 square feet of ground‑floor retail, 9,800 square feet of community space for the Ohel Ya’akov Community Kollel, and a public plaza integrated with the future Arbutus Station and Greenway.

The agency aims to generate long‑term, non‑farebox revenue by leveraging land‑value uplift around transit hubs, a model used by other global transit agencies. TransLink CEO Kevin Quinn called the groundbreaking a historic milestone, emphasizing that the project will help fund future transportation investments while providing housing and amenities. An aerial‑view release highlighted the strategic shift toward property development to offset operating deficits and support regional growth, acknowledging the need to navigate complex zoning and municipal approvals.
