Tromsø housing prices surge 9.7% since New Year

Tromsø is experiencing the highest housing price growth in Norway, with prices increasing by 9.7 percent since the beginning of the year. This significantly outpaces the national average increase of 2.8 percent during the same period.

According to Eiendom Norge statistics, the surge is driven by a lack of new housing supply and growing demand as more people move to the city. High construction costs, sometimes exceeding 100,000 NOK per square meter, and a long-standing construction halt on Kvaløya due to bridge capacity limitations have further constrained the market.

Real estate experts note that most homes are being sold at or above the asking price shortly after being listed. While the market was described as being in total imbalance before the summer, it remains tight. Nordea Markets has indicated that if Norges Bank raises interest rates further this autumn, the housing price development may weaken more than usual.
