Tulum authorities warn against illegal sales at Ocean Tulum project
Authorities in Tulum have issued a public warning against the Ocean Tulum condominium project, stating the development is being sold without the necessary state-required permits. The Quintana Roo government and Tulum's city hall released a notice through the Secretaría de Desarrollo Territorial Urbano Sustentable (SEDETUS), advising the public to avoid all purchases, sales, promises of purchase, or rentals associated with the project.
The development, managed by Grupo VINSA Construcción y Gerencia de Proyectos, S. A. de C. V., allegedly lacks several mandatory certificates and authorizations under state urban development and condominium laws. The notice also mentions that the project is currently subject to judicial and administrative processes.
This regulatory action follows public complaints from buyers who reported that apartments sold as early as 2022 remain undelivered, with some sections of the complex still under bare structure. Concerned individuals have been encouraged to contact SEDETUS to verify documentation and avoid risking their assets.
