Tunisia real estate prices rise 5.6% annually in Q4 2025

Built real estate prices in Tunisia rose by 5.6% in the fourth quarter of 2025 compared to the same period in 2024, according to data from the National Institute of Statistics (INS). This annual increase applied to both housing and buildable land.

On a quarterly basis, the built real estate price index increased by 0.3% from the third quarter of 2025. This growth was driven by a 1.8% rise in house prices, which offset a 0.3% decline in apartment prices. Annually, apartment prices grew by 5.7% and house prices by 5.6%.

Regional disparities were evident in the data. The Sahel region, including Nabeul, Sousse, Mahdia, and Monastir, saw a significant price jump of 6.9%, while Grand Tunis recorded a more modest increase of 2.9%. Conversely, the North-West region experienced a 1.1% decrease in built real estate prices.

Buildable land prices rose by 3.9% nationally over the year. Specifically, prices increased by 4.8% in Grand Tunis, 5.3% in the Sahel, and 3.6% in the Sfax and Southern regions. Despite these price increases, transaction volumes declined seasonally in the fourth quarter of 2025, with residential land transactions falling by 2.9%, houses by 2.4%, and apartments by 4.9%.
