Tupper Lake begins conversion of WWI factory into affordable housing

Construction has begun on a $46 million mixed-use development in Tupper Lake, New York, aimed at converting the historic Oval Wood Dish Factory into 80 units of affordable and workforce housing. Located within the Adirondack Park, the project seeks to address housing shortages in resort communities where high costs often displace service-sector workers.

The development is a joint venture involving Housing Visions, Braxton Capital, and the Lahinch Group. It utilizes a combination of state and federal historic tax credits, including $23.8 million in New York State Low-Income Housing Tax credits. All residential units will be affordable to households earning up to 90% of the Area Median Income.

This project is part of Governor Kathy Hochul’s $25 billion state-wide housing initiative, which aims to create or preserve 100,000 affordable homes. The factory, which originally opened in 1916, has remained largely underutilized since closing in 1964. Completion of the site is targeted for the end of 2027.
