Turkey housing market shows rise in new home sales amid falling second-hand demand
Turkey's housing market experienced a divergence in September 2026, with new home sales rising by 3.9% to 51,519 units, while second-hand sales dropped by 15.3%. Total housing sales reached 142,390, marking the highest monthly level for the year despite a 9.3% decrease compared to the same month last year.
Real housing prices have seen a decline across the country. According to BETAM and Endeksa reports, while nominal prices continue to rise, inflation-adjusted real prices fell by 7.8% nationally. In major cities, real price decreases were noted in Istanbul (4%), Ankara (2.5%), and Izmir (9.3%).
In Istanbul, Esenyurt emerged as the district with the highest sales volume during the third quarter of 2026, accounting for approximately 11.8% of the city's total transactions. Industry experts suggest that for a sustained market recovery, improvements in financing conditions, such as lower mortgage interest rates and increased purchasing power, are essential.
