Turkey housing market shows rising prices and new social rental models
Turkey's real estate market is experiencing significant price shifts. In January, housing prices saw a monthly increase of 3.7%, with major cities like Istanbul, Ankara, and Izmir continuing an upward trend. While nominal annual increases are high, real estate values in some regions have seen a slight decline when adjusted for inflation.
Regional data shows high average prices in Muğla, Istanbul, and Antalya, while cities like Kilis and Hakkari remain the most affordable. In Çanakkale, luxury listings in neighborhoods such as Cevatpaşa and Kepez have reached up to 39 million TL.
To address the housing crisis and rising rents, new economic planning for the 2027 budget includes a social housing model. This strategy aims to provide affordable rental options managed by the state, specifically targeting low-income families, the disabled, and young couples, to act as a buffer against market price hikes.
