Turkey Reduces Land Size Requirement for Vineyard Houses and Bungalows

A regulation amendment published in the Official Gazette lowers the minimum agricultural land area needed to build vineyard houses, bungalows and similar structures from 5 hectares to 2 hectares. The change applies to special‑product and marginal farms, while other conditions – such as a maximum 30 m² base floor area and the requirement that the building serve an agricultural purpose – remain unchanged. Applications submitted before the amendment’s effective date will be evaluated under the previous rules.

The new criteria benefit landowners in Kahramanmaraş (including districts such as Onikişubat, Dulkadiroğlu, Andırın, Göksun, Türkoğlu and Çağlayancerit) and Eskişehir, making it easier for them to obtain permits for vineyard houses or bungalows on smaller plots. All constructions must still obtain the necessary permits from the Ministry of Agriculture and Forestry and comply with zoning and building regulations.
