Turkey’s luxury villa rents climb to 140,000 TL monthly as land investment booms around major cities

A newly built 270 m² luxury villa in the Tepebaşı district of Eskişehir is being offered for rent at 140,000 TL per month, with a 290,000 TL deposit. The two‑storey, 4+1 villa includes a private garden, high‑end finishes and modern amenities, reflecting strong demand for high‑end detached homes in the city.

At the same time, investors across Turkey are shifting from purchasing homes to buying land near the country’s megacities. Rising inflation, high mortgage rates and pandemic‑driven preferences for detached living have pushed land prices to outpace housing. The most active zones include Istanbul’s northern and western outskirts—Silivri, Çatalca, Arnavutköy, Büyükçekmece, Şile and Beykoz—as well as Ankara’s Mürted Ovası, Sincan and Yenikent, and Izmir’s northern districts and coastal towns such as Menemen, Aliağa and Foça. The trend is driven by expectations of continued value appreciation and the appeal of safer, more spacious environments.
