According to August 2026 data from Endeksa, the Turkish housing market shows significant regional variations in both rental and sale prices. In Yalvaç, the average rental price per square meter has reached 210 TL, with the average monthly rent for a house totaling 17,216 TL. Since January 2021, the nominal value of rental square meters in the district has increased by 2,233.33%.

In the broader sales market, the average sale price per square meter in Bursa has risen to 36,442 TL, with an average house price of approximately 4.7 million TL. Nationally, while nominal housing prices in Turkey increased by 23.5% over the last year, real prices actually declined by 6.2% when adjusted for inflation.

Among major cities, Ankara recorded the highest annual increase in square meter prices at 28.2%. Istanbul follows with a 27.2% increase and an average house price of 7.3 million TL. Other notable increases were seen in Kocaeli (27.8%) and Antalya (24.9%).
