Turkish investors rank fifth in South Florida new housing market
Turkish investors have emerged as a significant presence in the South Florida real estate market. According to a November 2025 study by Miami Realtors, Turkey ranks fifth among international buyers in the segment of new construction, pre-sales, and condo conversions, holding a 4% share of these specific transactions.
While international buyers accounted for 52% of new home sales over the last 22 months, the 4% figure specifically highlights Turkey's position within the international buyer group rather than the total Miami housing market. The total volume of foreign buyers in South Florida has reached $4.4 billion.
Experts from Notte Global suggest that the appeal for Turkish investors lies in combining access to dollar-based assets with income potential. However, Yusuf Boz of Notte Global advises that investors should look beyond high nightly rates and focus on net returns, specifically evaluating whether buildings permit short-term rentals and accounting for HOA fees, taxes, insurance, and financing costs.
