Tyagarah site of former Bluesfest hits the market

The 118-hectare site in Tyagarah, New South Wales, previously used for the Byron Bay Bluesfest, has been put on the market for expressions of interest. The property was valued at $7.14 million in July 2025.

The sale follows the cancellation of the music festival in March, which occurred just weeks before its scheduled opening. Organisers cited rising costs as the reason for the cancellation and subsequent liquidation of the event. The NSW government, a long-term funder of the festival since 2009, expressed disappointment over the decision.

The property includes six separate titles, three residential dwellings, and extensive commercial infrastructure. Facilities on-site include office accommodation, an entertainment facility, staff amenities, roads, car parking, and various utility systems such as drainage, sewerage, and electrical infrastructure.
