Tyrol announces housing subsidy reforms and building law deregulation
The Tyrol State Government has announced significant reforms to housing subsidies and building regulations, set to take effect on January 1, 2027. A central component of the ‘Wohnbauförderung NEU’ initiative is the raising of income thresholds to allow more middle-income households to qualify for support. For a single-person household, the limit will increase by 300 euros to 4,100 euros, while a two-person household will see an increase of 400 euros to 6,700 euros.
The reforms also include adjustments to the ‘Junges Wohnen’ (Young Living) grant for individuals under 35 and improvements to rental assistance (Wohnbeihilfe) by raising the affordability threshold. The government aims to incentivize energy-efficient construction and densified living.
In conjunction with these financial measures, the Tyrol Building Law Deregulation Act is entering the review phase. This legislative package seeks to simplify and accelerate construction and permit processes, reduce bureaucratic hurdles, and lower building costs by amending five different laws, including the Tyrolean Building Code and Spatial Planning Act. The goal is to facilitate the creation of affordable housing while maintaining safety and quality standards.
