UK ageing population drives growth in retirement housing sector
The United Kingdom is facing a significant shift in its demographic landscape, with over 13 million people aged 65 and older. This population is projected to grow by 34% over the next 25 years, creating a substantial demand for specialized housing and support services.
There is currently a major mismatch between supply and demand in the senior living sector. While retirees in the US and Australia frequently utilize specialist housing, only 0.6% of UK retirees live in such accommodations. BNP Paribas Real Estate has identified a shortfall of approximately 487,000 units in the senior living sector. Research from ARCO suggests that if individuals who wish to downsize were able to access appropriate retirement properties, roughly 3.29 million homes could be freed up for the wider market.
This shortage is driving growth in the UK property sector. Developers and investors are increasingly targeting the demographic, which holds an estimated £1.6 trillion in housing equity. However, a disconnect remains between the existing affordable stock and the expectations of more affluent older residents, leading to the emergence of new operator-led models like park bungalow communities.
