Your First Home scheme announced for UK first-time buyers

The UK government has announced 'Your First Home', a new equity loan scheme designed to assist first-time buyers in England. The initiative aims to lower the barrier to homeownership by allowing eligible buyers to purchase new-build properties with a deposit of just 2.5%. The government will provide an equity loan covering up to 20% of the property's value, which will initially be interest-free.

Full details, including household income limits and local property price caps, are expected to be confirmed by Chancellor John Healey during the upcoming Budget on October 28. To help fund the scheme, participating developers will be required to make a contribution toward its costs.

The announcement triggered a significant rally in the shares of UK housebuilders, including Persimmon, Barratt Redrow, Taylor Wimpey, and Vistry. While industry groups have welcomed the potential stimulus, some analysts and critics have raised concerns regarding whether the scheme might inadvertently drive up new-build prices or place additional debt burdens on young buyers.
