UK house price growth slows for fourth consecutive month

Annual house price growth in the UK decelerated to 0.9% in August, down from 1.2% in July, marking the fourth consecutive month of slowing growth. The average property price across the UK reached approximately £273,000.

Regional performance varied significantly. Northern Ireland saw the strongest annual growth at 9.2%, with average prices reaching £202,000 in the second quarter of 2026. In Wales, prices rose 3.1% to £216,000, while Scotland recorded 2.9% growth to £198,000. England experienced the slowest growth among the main nations at 0.4%, bringing average prices to £294,000.

London remained the weakest performer, with annual prices declining by 2.2%. A notable decline was seen in London flats, which fell by 5.0% over the year. In England, the North East recorded the highest annual inflation at 3.2%.

Market analysts attribute the slowdown to increased stock levels, affordability pressures, and higher mortgage rates. Additionally, rising Consumer Prices Index (CPI) inflation, which reached 3.5% in September, has fueled expectations of a potential Bank of England interest rate rise in November.
