UK house prices see first annual decline since 2023

The United Kingdom housing market has experienced its first annual decline in property values since November 2023. According to the Lloyds House Price Index for August 2026, average UK house prices fell by 0.4% year-on-year, bringing the average property value to £298,468.

Regional data reveals a significant divergence across the British Isles. Northern Ireland saw the strongest growth at 6.9%, reaching a record average of £231,245. Scotland also defied the national downward trend with a 3.5% increase to £223,437, while Wales recorded a modest 0.6% rise.

In England, a north-south divide is evident. Northern regions showed growth, led by the North East at 2.7% and the North West at 2.0%. Conversely, southern England faced declines due to affordability challenges. The South East saw the largest drop at 1.6%, followed by Greater London with a 1.5% decrease. The South West and Eastern England both recorded 1.2% annual declines.

Industry experts attribute the market shift to rising household costs and consumer caution regarding affordability. Analysts suggest that upcoming inflation figures, interest rate announcements, and the Autumn Budget will play critical roles in determining future market stability.
