UK housing market shows regional price declines and rental pressures
The UK housing market is experiencing a widening regional divide in property values. According to Zoopla’s House Price Index, 35% of UK homes are now in postcode areas where prices are falling, a significant increase from 12% the previous year. These declines are most concentrated in southern England, with 85% of homes in London and the South East recording price falls. In contrast, average home values in the North West have risen by 3.2% over the past year.
Sellers are facing increased competition, with 7% more homes on the market compared to last year and a 7% decrease in sales agreed over the last four weeks. High mortgage costs have made buyers more selective, leading to increased price negotiations.
Simultaneously, the rental sector faces challenges due to a freeze in the Local Housing Allowance (LHA). Research from the charity Independent Age indicates that six in ten older private renters receiving Housing Benefit are cutting back on essentials to afford rent, with over 25% reducing their heating usage. In areas like Torbay, a significant gap exists between average studio rents and the fixed LHA rates, placing financial strain on residents with fixed incomes.
