UK landlords show diverging trends in ownership and exit plans

Recent survey data reveals a significant shift in the rental sector, with more than half of single-property landlords planning to exit the market within the next three years. According to the Q3 2026 Landlord Sentiment Survey, 53.4% of landlords owning only one property intend to leave the sector, a rate more than three times higher than those owning four or more properties.

Ownership structure is also driving different market behaviors. Landlords operating through limited companies are six times more likely to purchase additional properties than those owning in their own names. Specifically, 18.3% of company landlords plan to buy more over the next three years, compared to just 2.9% of personal-name landlords. Conversely, personal-name landlords are more inclined to leave the sector entirely.

Additional research by Everywhen indicates that many individuals may become accidental landlords due to changing personal circumstances, such as moving in with a partner or inheriting property. However, a lack of knowledge remains a hurdle, with 36% of adults unsure when a vacant property is classified as unoccupied for insurance purposes.
