UK national park properties command 24% price premium

A study by Nationwide reveals that homebuyers in the United Kingdom are paying a 24% premium on average for properties located within national parks. Additionally, homes situated within three miles of a national park command a 6% premium.

The lender attributes these higher prices to the appeal of the countryside and limited new housing construction due to restricted development within these protected areas. The New Forest is identified as the most expensive national park for residents, with an average property price of £563,000, followed by the South Downs at £485,000 and the Peak District at £450,000.

Properties in national landscapes in England and Wales, such as the Chilterns and Surrey Hills, see a 14% premium. The Surrey Hills area is the most expensive national landscape, with average prices reaching £710,000. These price premiums remain consistent with research conducted in 2024.
