UK property market faces pressure from inflation and rising diesel costs

The United Kingdom property market is showing divergent trends as economic pressures intensify. While market data suggests approximately 1.2 million homes are on track to be sold this year—exceeding volumes from some recent years—on-the-ground reports indicate significant challenges. Sellers in previously active segments are reportedly making substantial price reductions to secure buyers.

Economic headwinds include rising diesel prices, which have exceeded £2 per litre due to supply disruptions involving Russia and the Strait of Hormuz. These increased transport costs are contributing to inflation, which stood at 3.1% in August. Projections suggest inflation could reach 4% next year, prompting markets to price in a potential interest rate increase from the Bank of England from 3.75% to 4% in November. Consequently, fixed mortgage rates have already begun to rise in anticipation of tighter monetary policy.
