UK sea‑view home prices jump 27% since 2019

Rightmove’s analysis of more than 200 coastal areas shows the average asking price for a sea‑view home in Great Britain has risen to £298,810, a 27% increase from 2019 and outpacing the national average rise of 22%. The steepest growth appears in the East Midlands (up 55%) and Yorkshire & The Humber (up 53%). The South East remains the most expensive region at £416,375, while Scotland offers the lowest average at £166,068. Premiums are highest in West Mersea, Essex, where sea‑view homes cost 51% more than other coastal properties.

Rightmove property expert Colleen Babcock said buyers continue to value sea‑views as a lifestyle feature, while NAEA Propertymark president Ian Harris attributed the surge to post‑pandemic shifts toward wellbeing, flexible work and limited coastal housing supply.
