UK student housing sector faces financial distress and supply challenges
The student housing sector in the United Kingdom is experiencing significant financial instability, marked by the bankruptcy of several high-end accommodation providers. This has left many students without lodging, exemplified by the collapse of Marketgait Apartments in Dundee, which left approximately 70 students searching for housing in late July.
Several factors are driving this crisis, including declining international student enrollment from China and a shift toward more cost-conscious students from India, Pakistan, and Nigeria. Additionally, rising construction costs and high borrowing expenses have pressured providers. Outside of London, many cities are facing an oversupply of purpose-built student accommodation, with occupancy rates varying widely across locations such as Glasgow, Coventry, Bristol, and Exeter.
A major driver of the instability is the widening gap between rent increases and available student maintenance loans. As rents for purpose-built developments rise faster than financial support, many students are being priced out, leading to increased commuting or financial hardship.
