US homeowners face widespread insurance coverage gaps

A significant portion of American homeowners are underinsured, often unaware that their policies do not cover the full cost of property losses. An analysis of approximately 74,000 fire-related claims filed between 2018 and 2023 found that over 70% of insured homeowners were underinsured by an average of roughly 20%.

Several factors contribute to this coverage gap. Some consumers opt for lower limits to reduce premiums, while others struggle to understand complex insurance contract language. Additionally, many homeowners underestimate the rising costs of labor and construction required to rebuild residences. Replacement costs for property-related losses reportedly increased 45% between 2020 and 2023.

Flood damage remains a major vulnerability, as standard homeowners policies typically exclude flooding. Despite the high cost of water damage, fewer than 4% of U.S. households have purchased separate policies through the National Flood Insurance Program. Between 2020 and 2024, average flood insurance claims totaled $82,614.
