U.S. housing market: Renting remains cheaper than buying
Recent data indicates a significant disparity between the cost of renting and buying homes in the United States. According to Zillow, the typical U.S. asking rent rose to $1,962 in July, a 2.3% annual increase. This rise is driven by potential homebuyers remaining in the rental market because the annual cost of a mortgage is approximately $99,800, compared to $78,500 needed to afford the average rental. This $21,000 income gap acts as a barrier to homeownership, especially with mortgage rates remaining above 6.5%.
In contrast, a report from Realtor.com finds that renting a starter home is currently less expensive than buying in all 50 of the nation’s largest metropolitan areas. In these metros, the monthly cost of buying a starter home was $2,553 in July. While the national rent advantage has narrowed compared to last year, the median asking rent for 0-2 bedroom properties across these large metros was $1,695, marking the 36th consecutive month of annual rent decreases.
