U.S. housing study: Extra bedrooms significantly impact monthly payments

An analysis of over 1 million active single-family listings across 255 U.S. cities reveals how increasing bedroom counts impact monthly housing payments. Nationally, moving from two to three bedrooms adds an estimated $648 to monthly payments, representing a 35.3% jump in home price. Upgrading from three to four bedrooms adds approximately $764 per month, while moving from four to five bedrooms adds roughly $812.

Location significantly influences these costs. For example, an extra bedroom might only increase monthly payments by $16 in Peoria, Illinois, but could add as much as $20,991 per month in Fort Lauderdale, Florida.
