U.S. population trends and rental policy influence investor interest
Real estate investors often target “landlord-friendly” states, a term used to describe regions with predictable rental housing rules, less restricted rent setting, and clear legal pathways for handling lease violations and nonpayment. While landlords must still adhere to federal fair housing laws and local codes, state-level policies significantly impact how quickly properties can be leased and how rent adjusts to market conditions.
According to U.S. Census Bureau data, population growth is a key driver of rental demand. Between 2023 and 2024, Texas and Florida saw the largest numeric population increases, adding 562,941 and 467,347 residents, respectively. Other states with significant numeric growth included North Carolina, Georgia, Arizona, and South Carolina.
In terms of percentage growth, Florida led at 2.0%, followed by Texas at 1.8%, South Carolina at 1.7%, Nevada at 1.7%, Idaho at 1.5%, North Carolina at 1.5%, and Arizona at 1.5%. These high-growth areas often overlap with markets that appear on investor watchlists due to the increased pool of potential renters.
