U.S. residential building permits see sustained decline
U.S. residential building permits have seen a sustained decline, falling for over 40 consecutive months. According to analysis from Zillow, the number of permits issued is running significantly below the trajectory established between 2016 and 2020.
The pullback is particularly pronounced in the Sun Belt, a region that led the pandemic-era construction boom. Major metropolitan areas experiencing steep drops in permitting include Austin, San Antonio, Baltimore, Las Vegas, and Orlando.
Economists suggest that while builders are responding rationally to softer market demand and elevated inventory, this retreat may exacerbate the existing housing shortage. A thinner construction pipeline could lead to tighter supply and affordability challenges when demand eventually improves.
