Compact real estate units are seeing increased interest from investors in Brazil's Vale do Itajaí region, a trend driven by economic dynamism and high mobility between cities such as Blumenau, Gaspar, and Itajaí.

According to DS&M Empreendimentos partners Monisy and Diego Schnaider, these properties appeal to a diverse demographic, including young professionals, students, and temporary workers who prioritize location and functionality over large living areas. A sector survey indicates that studio units or those under 40 m² now account for 41.1% of residential launches across Brazil.

Experts emphasize that for compact units to remain attractive, they must feature intelligent design and high construction quality to compensate for reduced square footage, addressing needs for lighting, ventilation, and acoustic comfort.
