Varna real estate transactions drop 20% while average price stays above €2,000 per sqm
In the first half of 2026, the volume of registered real‑estate transactions in Varna fell by roughly 19‑20% compared with the same period a year earlier, according to data cited by the National Association of Real Estate. Despite the slowdown, the average price of apartments continued to rise, surpassing €2,000 per square metre.
The market showed a 4% price increase in the first quarter of 2026 versus the previous quarter, while the national average price growth reached 14.8% year‑on‑year. New housing‑loan interest rates were 2.41% in June, helping to sustain buyer interest. Brokers attribute the reduced activity partly to uncertainty stemming from the conflict in the Middle East, which has made some households, especially lower‑income groups, postpone purchases. At the same time, a growing share of savers is turning to alternative investments rather than property. Industry leaders expect price growth to continue at a slower pace, forecasting about a 5% average rise for the country overall.
