Venado Tuerto approves new Land Use Code for urban growth

The Municipal Council of Venado Tuerto has unanimously approved a new Land Use Code (COT), a regulatory framework designed to manage the city’s urban expansion and construction rules for the coming years. This new legislation replaces the previous Territorial Development Plan (PDT) and follows a 45-day legislative process involving workshops and consultations with various sectors.

Key changes in the new code include a reduction of approximately half of the existing urban zones to simplify regulations and a concentration of construction possibilities along urban corridors. The code also introduces the ‘Additional Buildability Bonus’ (BEA), allowing for increased construction capacity under specific conditions, and permits the mixing of residential, commercial, and service uses in certain areas. Additionally, 107 hectares of land will be reclassified from rural to urban use to facilitate city growth.

The development of the code included technical contributions from the National Technological University (UTN), the College of Architects, engineers, the Industrial Park, and various private sector representatives, including logistics and fuel companies.
