Vienna mandates digital building registries for 57,000 properties

Property owners in Vienna are facing new requirements to maintain a digital building registry (Bauwerksbuch) in accordance with § 128a of the Vienna Building Code. Approximately 57,000 existing buildings are affected by this mandate.

Deadlines for compliance are based on the year of initial construction. Buildings erected before January 1, 1919, must have a registered building registry by December 31, 2027. For structures built between January 1, 1919, and January 1, 1945, the deadline is December 31, 2030. Failure to comply can result in administrative fines of up to 50,000 euros.

To address market uncertainty regarding these staggered deadlines, master builder Nihad Kotlo has released a free online tool that allows owners and property managers to check their building's status and applicable deadline within seconds.
