Vietnam homebuyers adjust tactics amid rising mortgage rates

Rising mortgage interest rates, reaching up to 16%, are causing homebuyers in Hanoi and Ho Chi Minh City to reconsider their purchasing strategies. Buyers are increasingly adopting cautious approaches, such as increasing their own capital, reducing loan ratios, and prioritizing long-term debt repayment capacity.

Market analysis indicates that the relationship between interest rates and property prices is complex. While high rates can pressure purchasing power, a scarcity of apartment supply has previously kept prices on an upward trend. In the 2024-2025 period, apartment prices in major cities rose sharply despite economic variables. However, as high price levels make buyers more sensitive to capital costs, some projects in Hanoi have begun to see price adjustments, while the Ho Chi Minh City market has shown more moderate shifts.
