Vietnam industrial real estate sees growth amid selective credit policies

Vietnam's industrial real estate sector is experiencing a new wave of growth, with numerous projects commencing in the second quarter of 2026. Significant industrial park developments are underway in provinces including Bac Ninh, Phu Tho, Dong Nai, and Hai Phong. Additionally, industrial clusters and warehouse projects are expanding in areas such as Lao Cai, Quang Ninh, and Tay Ninh.

Market data indicates rising prices, with industrial park land prices increasing by approximately 5-10% annually and industrial clusters rising by 10-20%. In Northern Vietnam, land lease prices range from 100-250 USD/m², while in Central Vietnam, they range from 70-120 USD/m². This growth is driven by improved infrastructure, flexible investment policies, and significant Foreign Direct Investment (FDI) inflows.

Concurrently, the State Bank of Vietnam is implementing a selective credit policy. Rather than broad expansion, credit is being redirected toward social housing, industrial zones, and key high-quality projects. While the system-wide credit growth target is approximately 15%, authorities continue to monitor high-risk sectors, including real estate, to ensure market stability and sustainable development.
