Vietnam industrial real estate shifts focus to operational capacity

Vietnam's industrial real estate market is undergoing a strategic shift from land-based development to a focus on operational capacity and service ecosystems. According to John Campbell, Director of Industrial Real Estate Services at Savills Vietnam, international investors are increasingly prioritizing operational certainty over mere land availability.

In the first half of 2026, Vietnam recorded $34.65 billion in registered FDI, with the manufacturing sector accounting for approximately $18.47 billion. This significant capital inflow has raised requirements for infrastructure and project implementation capabilities.

Investors are evaluating three primary categories when selecting locations: implementation progress and reliability (including power supply and infrastructure connection), the operational ecosystem (skilled labor, supplier networks, logistics, and digital infrastructure), and future readiness (scalability and technological requirements).
