Vietnam land prices see sharp corrections in Hanoi outskirts

Land prices in the outskirts of Hanoi and neighboring provinces in Vietnam are undergoing a significant downward correction following a period of rapid growth. Due to weakened demand and investor caution, some areas have seen asking prices drop by 50% to 60% compared to the peaks reached in late 2025.

In Bac Giang, specifically in Hiep Hoa, some land plots have seen prices fall by approximately 65.5% from their Q4 2025 peak. Similarly, in Hoa Binh, land prices have adjusted by more than 50% over the past year. In Phu Tho, prices have dropped by about 50% compared to the highs recorded in the second quarter of 2025.

In Hanoi, the decline is less severe but still notable, with prices in areas like Tan Xa and the Cienco 5 Me Linh urban area decreasing by 30% and 35% respectively. Recent land auctions in Ninh Binh also reflect this trend, with winning prices for certain lots showing significant decreases compared to the auction sessions at the end of 2025.
