Vietnam ranks among top 10 most improved real estate markets
Vietnam has been named one of the top 10 most improved real estate markets globally in terms of transparency, according to the 2024-26 Global Real Estate Transparency Index released by JLL. While the country ranks 50th out of 88 surveyed territories with a score of 3.15—placing it in the ‘Semi-Transparent’ category—it showed significant progress alongside markets such as India, Thailand, and Australia.
This improvement is attributed to recent legal reforms, including revised laws on land, housing, and real estate business that took effect in 2024. Additionally, the revised Law on Price introduced requirements for certified valuation professionals and verifiable audit trails. These changes follow a shift from a ‘Low Transparency’ classification prior to 2020, driven by efforts to align with international standards and develop a national real estate database.
JLL noted that these transparency gains have contributed to a recovery in cross-border investment within the Asia-Pacific region, with direct investment transaction volumes in Vietnam reaching record levels.
