Vietnam ranks in top 10 for global real estate transparency improvements
Vietnam has been ranked 50th out of 88 countries and territories in the 2026 Global Real Estate Transparency Index (GRETI) released by JLL. With a score of 3.15, the country is classified within the ‘Semi-Transparent’ group.
Notably, Vietnam is among the top 10 markets globally for the most significant improvements in transparency during the 2024–2026 period. This marks a major shift from its pre-2020 status in the ‘Low Transparency’ category, which was characterized by scarce market data and complex legal frameworks regarding foreign ownership.
The improvement is attributed to recent legal reforms, including amended laws on Land, Housing, and Real Estate Business, as well as the new Law on Prices. Additionally, Decree No. 357 aims to complete a national land database by the end of 2026. To continue this progress, JLL identifies six key pillars: digitizing land records, establishing a unified national real estate registration system, adopting International Property Measurement Standards (IPMS), disclosing commercial real estate credit data, enhancing green building certifications, and increasing disclosure requirements for listed companies.
