Vietnam real estate: Experts debate apartment value and shift toward land plots

Financial experts and real estate analysts are discussing the evolving nature of property assets in Vietnam. Phan Le Thanh Long, Chairman of AFA Group, addressed the debate over whether apartments should be classified as liabilities or assets. He noted that while apartments may not generate direct cash flow and can be depreciating assets, they remain assets if they provide economic benefits through usage rights and property rights.

Simultaneously, the real estate market is seeing a shift in investor behavior. Following a period led by apartment demand, capital is increasingly returning to land plots, which are viewed as core assets due to limited land supply. Experts suggest the market is transitioning from speculation toward a focus on real value, with liquidity concentrating on projects that possess clear legal status, reasonable pricing, and practical utility for living or business operations.
