Vietnam sees rapid rise in cemetery land investments
Investors are flocking to cemetery land near Hanoi as prices soar. Individual buyer Nguyen Bích Ngọc bought a 30 m² plot in Ba Vì in 2012 for about VND 5 million per m² and sold it at VND 25 million per m² in 2023. Another investor, Nguyen Văn Hoà, bought land in Hòa Bình at VND 5 million per m² in 2015 and received offers at VND 27 million per m² in 2024. The segment is attracting small‑scale capital because demand for burial plots rises while the allocated land supply shrinks. New “cemetery parks” are being planned as miniature urban districts with single, double and family graves, and even future columbarium apartments. Prices now range from VND 25‑40 million per m², with premium sites like Lạc Hồng Viên and Vĩnh Hằng nearing full capacity. Developers say the market will remain stable as demographic and cultural factors keep the need for burial land constant.
